Project to build 172 apartments on Venetian Islands gets design approval

Integra has proposed the Biscayne Shores project at 11295 Biscayne Blvd., near North Miami.

Integra has unveiled the design and site plan for its Biscayne Shores project along Biscayne Bay near North Miami.

The 16-story tower and a group of townhouse buildings would be next to the Jockey Club condo community and have sweeping views of the water.

The developers confirmed it would be a rental project.

Biscayne Shores Ventures LLC, a partnership between Miami-based Integra, Andrew Korge of Korgeous Group and David Larson of DCl Capital, filed a comprehensive development master plan amendment (CDMP) with Miami-Dade County officials for the project in 2020. While that pending application deals with a zoning change, it didn’t provide specific development plans.

However, a new shoreline review application filed by Biscayne Shores Ventures spells out exactly what it intends to build on the 8.2-acre site at 11295 Biscayne Blvd.

Biscayne Shores would have 275 apartments in a 16-story tower totaling 454,445 square feet and 105 townhouses in nine two-story buildings totaling 288,856 square feet. There would be 693 parking spaces, including 430 in the tower’s parking garage.

 

The apartment tower would have 12 studio units, 84 one-bedroom units, 97 one-bedroom units with a bed and 82 two-bedroom units.

 

Amenities would include a pool, a barbecue area near Biscayne Bay, a health club, a coworking center, and a playroom.

“We plan to develop a luxury, market-rate waterfront community in Miami’s core that will include apartments and three-story townhomes with private two-car garages,” said Victor Ballestas, a principal of Integra. “The development will have over 15,000 square feet of state-of-the-art indoor amenities and various outdoor offerings, affording residents with a distinguished amenity program. Additionally, to provide residents with unparalleled access to Biscayne Bay, our firm is rebuilding the property’s entire seawall and constructing floating docks.”

He added that the feedback from county officials has been positive and he expects a favorable recommendation from the county commission.

The project was designed by Deforma Studio. Attorney Graham Penn represents the developer in the application.

The developer purchased the vacant site for $15.5 million in July 2020.
